Murcia house prices top €120,000 as Mar Menor rents climb
Torre Pacheco is the region’s most expensive municipality, while Archena remains among Spain’s most affordable places to buy
Buying a home in the Region of Murcia has become noticeably more expensive. The average price in its larger municipalities passed €120,000 in 2025, according to the National Institute of Statistics.The INE’s urban indicators show that the average cost in the region’s 18 municipalities with more than 20,000 residents rose by more than €15,000 in a year. Before the pandemic, in 2019, the average was just over €90,000.
Torre Pacheco had the region’s highest average price, at €183,656. The INE links this to residential resorts with golf courses, demand from foreign buyers, the rising value of older properties and interest in homes with gardens and pools.
Murcia city was second, with an average price €20,000 higher than the previous year. San Javier and Molina de Segura followed, both averaging around €150,000. Cartagena was fifth at €145,869, roughly €10,000 below the regional capital.
The cheaper end of the market
Archena remains the region’s most affordable municipality, with an average purchase price of €74,013. That is half the average in Torre Pacheco, although it was €500 more than a year earlier.
Archena also ranks fifth in Spain among towns of more than 20,000 people for the lowest average house price. Yecla followed at €84,000, while Alcantarilla averaged just over €90,600.
For renters, Cieza and Yecla are among the least expensive places in the national sample. Average monthly spending on a main residence was €352 in Cieza and €356 in Yecla, placing them sixth and ninth in Spain.
Rents keep rising
Rental costs around the Mar Menor are also climbing. Idealista’s August figures show that Los Alcázares, San Pedro del Pinatar, San Javier, Cartagena and Torre Pacheco were all more expensive to rent than a year earlier.
Los Alcázares reached €10.6 per square metre, its highest recorded level. Rents there were 3.2% higher than in July and 9% higher than in August 2025.
San Pedro del Pinatar saw the biggest annual rise, at 15.5%, reaching €10.3 per square metre. Torre Pacheco stood at €10, San Javier at €9.5 and Cartagena at €9.4 per square metre.
La Manga del Mar Menor, counted separately, had an advertised rent of €12.2 per square metre. That was 1.9% higher month on month, but still 13.1% below its August 2025 level.
Across the region, advertised rents averaged €9.6 per square metre in August, 4.7% higher than a year earlier. Idealista’s figures reflect asking prices, not necessarily the rents eventually agreed in contracts.
A growing gap
The figures also point to a widening gap between house prices and local incomes. La Unión, Mazarrón, Jumilla, Los Alcázares and Torre Pacheco are among Spain’s 25 municipalities with the lowest income per resident.
In Torre Pacheco, average income per resident was €11,427 in 2025. At that level, a resident would need 16 years of their entire salary, with no other expenses, to buy an average-priced home. In Mazarrón, the equivalent was more than 11.5 years.
